To keep these standards, there are several qualifications that applicants must meet during the application process. From your rental history to your financial background, we assess several factors that help determine your eligibility. Here are 13 common reasons why an apartment application may be denied at The Pointe North Hills, and what you can do to address any potential concerns.
1. Negative Rental History Your rental history is one of the most important aspects of your application. If you have a record of late rent payments, evictions, property damage, or lease violations, your application may be denied. At The Pointe North Hills, we expect at least 75% positive rental history. If you have any unresolved rental balances with a previous landlord or property, it's best to settle those issues before applying.
2. Negative Mortgage Payment History In addition to rental history, we also review the mortgage payment history for applicants who have previously owned homes. Any unpaid mortgage obligations could lead to your application being denied.
3. Foreclosures Unfortunately, if you've experienced a home foreclosure, this will also be a factor in denying your apartment application. Foreclosures are seen as a sign of financial instability, even if the rest of your mortgage history is positive.
4. Income Below Requirements We require that all applicants demonstrate they can afford the apartment they're applying for. Specifically, your household’s gross income must be at least three times the monthly rent amount. For example, if you're applying for an apartment with a $1,200 monthly rent, your combined household income must be at least $3,600 per month. If you don’t meet this requirement, you may use a co-signer, but the co-signer must earn at least five times the monthly rent to qualify.
5. Criminal Background While certain minor offenses may be acceptable, any criminal convictions involving violent crimes, theft, or drug-related offenses within the last seven years will result in application denial. We also have a permanent exclusion for anyone convicted as a sex offender. At The Pointe North Hills, we aim to maintain a safe community for all residents.
6. Negative Credit History Your credit history plays a significant role in the application process. Our system reviews your credit report for any red flags such as unpaid debts, collections, or past bankruptcies. Negative credit history may result in your application being automatically denied.
7. Undischarged Bankruptcy If you’ve declared bankruptcy and it hasn’t been discharged for at least 12 months prior to your application, this will be grounds for denial. To reapply, you’ll need to establish new credit with a positive payment history for at least six months after your bankruptcy has been discharged.
8. Vehicle Repossession Another lesser-known factor that can impact your application is vehicle repossession. If your credit history shows an unpaid auto repossession, your application will be denied. However, if the repossession has been resolved and paid off, it won’t be considered a negative factor.
9. Unpaid Collection Balances If you owe money to a previous apartment community or landlord, your application at The Pointe North Hills will be denied. It’s crucial to resolve any unpaid balances or disputes with prior landlords before applying for a new apartment.
10. Incomplete Application To process your application, we need complete and accurate information from all applicants. If you fail to respond to requests for documentation or leave sections of the application incomplete, it may be considered void after 48 hours and subsequently denied. Be sure to submit all necessary information and respond promptly to any follow-up questions.
11. False Information on Application Providing false information—whether it’s misrepresenting your income, employment status, or rental history—will result in automatic denial. We verify all information provided, so it’s best to be transparent and truthful throughout the process.
12. Missing Government-Issued ID A valid government-issued ID is required to verify your identity. If you fail to provide a legitimate ID or submit false identification, your application cannot be approved. Be sure to upload clear and accurate copies of your identification documents.
13. Co-Applicant Denial If you’re applying with a co-applicant or co-signer, keep in mind that their approval is just as important as yours. If your co-applicant or co-signer is denied for any reason, your entire application will be denied. This applies whether it’s a roommate, spouse, or co-signer on your lease. However, if your co-applicant is denied but your application is approved, you may reapply after 30 days with a new co-applicant.
