What Is Considered a Maintenance Emergency & How to Call for Help

When you need a faucet fixed or refrigerator repaired, our maintenance staff is available to handle your service requests Monday to Friday from 8:00 am to 5:00 pm. We can even schedule a service appointment if you prefer us to come in at a particular day or time that’s most convenient for you!
But when you have a maintenance emergency, you need immediate service. That is why we are pleased to provide on-demand, 24-hour service, seven days a week to take care of any emergencies.

Maintenance Emergencies
Before we get into explaining the types of maintenance emergencies we service, it’s important to note that there are some situations where you should not call us. For example, if you are experiencing a fire, flood, or other life-threatening emergencies, call 911 immediately!
First responders are specially trained to handle those kinds of emergencies, whereas we can handle common air conditioning, plumbing, or electrical issues.
Air Conditioning Issues
Having an issue with your air conditioner? For an A/C issue to be considered an emergency, it needs to meet one of two qualifications:
- Your A/C unit is not producing hot air when outside temperatures are below 60°.
- Your A/C unit is not producing cold air when outside temperatures are above 80.
Any other air conditioning issues you may experience are important to us, but they will not be serviced as a maintenance emergency. Please submit a service request and we will be happy to address your issue as soon as possible during our next available business day.
Plumbing Issues
Plumbing issues have the potential to do extensive damage to your home and even surrounding homes, so we always service them immediately.
Here are some maintenance emergencies we need to know about ASAP when it pertains to your plumbing:
- A plumbing leak or sewer stoppage that could overflow or flood into your apartment.
- Toilet stoppage in an apartment with only one bathroom.
- No water or no hot water.
Electrical Issues
Of course, if you don’t have any electricity in your apartment, that is considered a maintenance emergency!
Double check all your breakers first just in case they got tripped off due to a storm or surge. It’s also possible we could have an unexpected outage occurring in our area, so make sure you get signed up for alerts with North Little Rock Electric just in case.
But if there is no outage and all your breakers are flipped on, give us a call and we will get your electricity turned back on as soon as possible.
Odd Issues
Of course, if you notice any odd issues like broken windows, broken doors, fire hazards, gas odors, or anything else out of the ordinary, our maintenance team wants to know about it and take care of it immediately.
Keep an eye out for anything unusual and report it as soon as you see it!
Emergency Maintenance Requests
Now that you understand what is considered a maintenance emergency, you need to know how to make an emergency maintenance request.
It’s simple: just call our main line at 501.404.4800 and follow the prompt for emergency maintenance. If our office is open, we will answer your call and send a maintenance professional your way.
If our office is closed, you will be prompted to leave a message. The technician on-call will be notified of your message and return your call as soon as possible before showing up to service the issue.
Whatever you do, do not email us or submit a regular service request when you have an emergency. Make sure you call so we can take care of your issue lickety-split!
